Maricopa seeks public input on proposed data center zoning rules

Maricopa is considering new zoning rules for data centers that could set limits on where the facilities are built, how close they can be to homes and how they affect nearby residents, according to InMaricopa.

The proposed code amendment would create development standards aimed at addressing community concerns while still leaving room for future data center projects, the city said. The rules would cover location, required setbacks from residential areas, noise from cooling systems and backup generators, and water use and conservation.

Other parts of the proposal would address electrical infrastructure information, building height and placement, along with architecture, landscaping, screening and public art standards.

The push comes as data centers expand across Pinal County, including two near Maricopa. According to InMaricopa, one approved project is Copia Power’s 500-acre Harquahala center south of the Ak-Chin Indian Community near White-and-Parker and Teel roads, and another data center is planned near Stanfield.

Residents can review the proposal and offer feedback at a public open house Nov. 10 at 6 p.m. at Maricopa City Hall. The open house is the first step in a series of public meetings before the amendment reaches City Council, with additional meetings planned for the Planning and Zoning Commission on Nov. 23, Dec. 14 and a City Council public hearing on Jan. 19, 2027.
